The core service. Nightly or weekly cleaning of offices, common areas, restrooms, kitchens, conference rooms, and lobbies. We staff by square footage and traffic — never by the cheapest crew we can find.

Every account starts with a walk‑through and a written scope of work — a line‑item list of exactly what gets cleaned, how often, and to what standard. That document is the contract. Nothing's "we'll see how it goes."

Window cleaning,
interior & exterior

Storefront, ground‑floor, and mid‑rise window cleaning on quarterly, monthly, or as‑needed schedules. Squeegee‑and‑strip work — no harsh chemicals, no streaks, no ladders left propped against your facade.

For buildings above the third floor we coordinate with a licensed high‑rise partner and remain the single point of contact for billing and scheduling. You don't manage two vendors.

Floor buffing
& maintenance

Polishing, buffing, and refinishing for VCT, terrazzo, hardwood, and natural stone. Routine maintenance keeps lobbies and corridors looking new without the disruption of a full strip‑and‑wax every quarter.

We work nights or weekends so your team walks in to a finished floor on Monday. Square‑foot pricing means you know the cost before we move a chair.

Green‑certified sanitizers, recycled paper goods, soap, and dispenser maintenance — restocked on a regular cycle so your janitor closet stays tidy and your team never runs out of paper towels at 4pm on a Friday.

You get a single line‑item on your monthly invoice instead of a stack of Costco receipts. Products are Green‑Seal or EPA Safer Choice certified by default — never the cheapest commodity option.

What we don't do.

The shortest way to find a good cleaning contractor is to find one that's honest about its limits. A few things we routinely turn down or refer out.

Residential cleaning
We are commercial only. Apartments, single‑family homes, and Airbnb turnover are outside our scope and our insurance.
Hazmat & bio‑remediation
Blood, sewage, mold above 10 sq ft — those need a licensed remediation firm. We'll refer you to two we've worked with.
High‑rise exterior (above 3 stories)
Done through a licensed sub‑contractor we manage. We stay the single point of contact for billing and scheduling.
One‑night emergency cleanup for non‑clients
Our four‑hour response is reserved for accounts on a monthly contract. New customers, we'll set you up properly first.
